Extension and ongoing restaurant renovation

We phoned around a few different companies and received quotations as we wanted a new build rear extension. TAH Construction offered us the cheapest quotation by far so at first we were skeptical thinking we might receive less of a service; however, we were so wrong! 3 guys came out to our property and they were very polite and well mannered. They got on with the work very quickly and even though we've had lots of rain and the garden was muddy they did not leave any mess at all, putting the waste onto tarpaulins as to not ruin our lawn. We were originally told it may take 12 to 15 weeks until completion but TAH construction managed to have it done within 12 weeks. TAH Construction had their own electrician who came out on the last day to finish off the wiring of the water pumps and to approve the installation. We would definitely recommend TAH Construction to other people; they're great builders, landscapers, gardeners. We cannot fault them in any way. Very satisfied and special thanks to Tom who helped us with some of our finishing touches. We have a restaurant which they are currently fitting out and all is going well.

Extension and refurbishment

Tom and his team have just completed a major 2 story extension and refurbishment of our house in Wimbledon in 6 months. The project started with a 2 story extension which he completed in less than 3 months including organising the re-roofing of the whole house and rebuilding the chimney.

The next phase of the project expanded from knocking down a wall to create a kitchen diner and under floor heating for the ground floor to a complete refurbishment of virtually the whole house including new walls, complete rewiring; and pressurised water and heating systems. At one point the stairs ended up stacked on bricks - we have the photos to prove it!! All of this was communicated and tackled with professionalism.

Tom also directed us to several good suppliers for items such as flooring and bathrooms to make tackling the interior of the house build much easier and less daunting.

From quotation to finishing, working with Thomas has been a real pleasure. We cannot praise him enough for all he has done. He has a way of making the little things, the big things – things you probably don’t spend too much time thinking about before a build, but they actually are the difference between a stressful and hard time, and an enjoyable, enlightening experience.

He is always there, you don’t need to be on site checking work is happening, he works at such a pace you can see the transformation each day – an excellent Project Manager.

He understands you as a client and what you need – for me, I needed a daily breakdown and running commentary of what was happening and what would be completed (I was probably a nightmare, so my wife tells me, but if so, I never got that feeling from Thomas, he just gave me what I needed without me asking).

His ideas and attention to detail is inspiring. He is the expert after all. He recommended we remove the bulk head when extending our kitchen to ensure we had a flush ceiling, not something we had even thought about. Meant more effort for him, hardly any cost, but an amazing finish, 100% better than it would have been. An outstanding recommendation!

He is extremely tidy and very aware that he is in your home and will make every effort to keep it looking as tidy and dust free as it can be – even our neighbours have made countless comments about how tidy and well organised he is.

His organisation – we did everything through Thomas from the plumbing and electrics to the kitchen supplier and the carpet guy. This saves a huge amount of time, you know you are using people he trusts and rates their work, plus, he can literally do all of the liaising and booking in of dates for you, this saved us a huge amount of time and stress and allows them to apply flexibility where required.

He is very pragmatic with a can do attitude – when plans become reality and it doesn’t quite look the way you thought it would, Thomas will find a way to fix it and make you happy.

His positivity every day is refreshing and made the site a great place to be.

His honesty – we trust his opinion completely and by the time we got half way through the build every decision we made about finishes or new ideas were discussed with Thomas and we genuinely listened to his advice on what was best for our property (he was right every time!).

His team – they are such a great group, dedicated, passionate, polite and respectful.

He is a perfectionist which is crucial when you are building something new that is costing you money. You can absolutely trust you will get a great finish that you are 100% happy with.

And above all, his work ethic, he is true grafter and totally committed to doing a great job in the shortest space of time to keep you happy and minimise any impact on you and your family. We didn’t think builders like him really existed. He loves what he does and creates such a great working environment that people want to work for him and we can totally see why.

It’s those things that just made our build a quick, fun and positive experience.

From a professional perspective, his tick box approach to the contract is brilliant, you know exactly where you are and the itemised quotations are great. You can be sure that everything you have asked for is included, you know the cost and the only reason your cost will change is because you add on extras (like we did with adding in a bathroom) or an unforeseen problem occurs (such as your foundations needing to be extra deep). Principal Involvement TAH will be the general contractor on your project and provide the management required for its administration which will provide you with a single source of responsibility for performance and costs.
During the Construction Process we will:
* Coordinate and inspect all work.
* Prepare and enforce subcontracts.
* Buy project items and negotiate prices to reduce project costs.
* Provide construction schedule and arrange general conditions.
* Consult with architects and engineers when clarification or interpretation of the documents becomes necessary.
* Obtain and submit in writing to all concerned understandings when a possible dispute may arise regarding contract guidelines on site.
* Revise and refine estimates as construction proceeds and as required to incorporate approved changes as they occur.
* Keep cost accounting records of all job components including separate accounting of the cost of any change order and its effect on the schedule.
* Maintain accurate progress reports during all stages of construction
* Send summaries as required, either by the owner or by the management. Computerize records of time, cost and materials, so that a print-out can be made rapidly on any classification basis required, including cash flow.
* Set up a joint inspection of the project at specified intervals prior to completion. This inspection will be made by the construction manager with the owner representative, the architects and engineers and other interested parties. Final inspection is to be followed by decisions on everyone’s part as to the most economical and/or the fastest way of handling a “punch list” of incomplete and/or faulty installations.

Working to a budget

We will give you a firm contractual price for a total turnkey project. You will then have a visual appearance of your project, the type of construction material to be used and full cost to construct before you make large expenditures for architectural and engineering work drawings.
Final Design and Construction
After financing has been agreed to, we will arrange for detailed architectural and engineering work drawings to be submitted in design stages allowing for qualified subcontract bids on work critical for the start of construction. These bids will be reviewed and the subcontractors selected. This will speed up the construction process and lower costs.
Project Administration and Construction
We will be your general contractor and provide the project management team required for the building and administration of your project as per steps described under the previously described construction process.

How TAH Construction & Property Development takes on planning proposals
Before undertaking a design project we would assess the history and context of the site and its surroundings. We research the local planning authority and establish what planning applications previous neighbouring properties have proposed, either accepted or refused. We also examine whether the property is under a Conservation Area, a listed building or within a floor risk zone. These factors would affect the planning applications and additional documentation is required to supplement the proposal. However, such constraints we would guide the client appropriately. Following the initial site assessment (which can be conducted remotely to be efficient), a site survey would be carried out to gather all the existing dimensions and a photographic survey to document the existing site. Usually within 1-2 weeks, the initial drawings are prepared with options for the client to consider and can be discussed with our consultants for the best proposal. We always ensure communication with the clients liaising with them the optimised design solutions, amending drawings to the client’s feedback but making sure that they are feasible for planning application. Once everything is finalised and approved by the client, the application will be submitted to the local authority. Our consultants at ADM submit most applications online using the planning portal. However, there are occasions (usually for larger developments) when it may be necessary to prepare a written application with bound drawings and documents.

Our strategy rests on six objectives, covering carbon, water, materials, climate change, community and the environment, and operations.
